SNR Construction delivered a new 84,000 sq. ft. industrial building within Winnipeg’s Plessis Business Park for Shindico Realty. Designed for flexibility and long-term tenant adaptability, the facility includes minimum 28-foot clear height, multiple dock and grade-level loading options, and efficient site circulation for truck and trailer access.

The project was delivered under budget and greatly below market cost. Compared to market benchmarks, the project reflects exceptional value to the owner—estimated at $1.4 million in savings relative to comparable new building construction through in-house construction management. These efficiencies were achieved through disciplined cost control, proactive direct material procurement, and minimal contingency usage.

Construction quality was verified through extensive third-party inspections covering all major building systems, resulting in a well-documented and high-performing finished product. Despite a wet spring that delayed exterior work, the project remained on its 12-month schedule, with substantial completion reached in December 2024.
