Project Overview
SNR was engaged on a design-build basis to complete a tenant office fit-up for CancerCare MB on the 4th floor of 825 Sherbrook St. By employing creative value engineering, SNR was able to deliver the base scope at a construction cost below $90 per square foot.
- Approximately 7,500 square feet total including reception area, meeting rooms, kitchenette, copier and stationary room, refresh of existing washrooms, 9 private offices.
- 3,384 square feet of access-controlled open concept office area.
- SNR worked with the tenant and DH Neill to complete the tenant’s data scope.
- Open book pricing for a third-party owner allowed for return of funds at the conclusion of the project and achieving a highly competitive lease rate for the tenant.
- Electronic control valves were installed on existing perimeter hydronic fan coils, allowing for interconnection and control via digital thermostats. Allowing for greater tenant control and comfort.
